While most of the city rolls over from its Thanksgiving feast, SL Green is sprinting to the year’s end, with 142,000 square feet of deals signed in various buildings in one month.

The landlord’s biggest thanks goes to the U.N. Development Programme, which has inked a 42,931-square-foot lease for the entire 20th, 21st and 23rd floors at 220 East 42nd Street.

The benevolent bureaucrats may not have saved the world yet, but at least they should find plenty of work at home, where tottering media giant the Tribune Company just inked a 125,000-square-foot deal as well.

Andy Roos of Colliers International represented the U.N.; Larry Swiger acted for the landlord in-house.

The city’s biggest landlord has signed several other delicious deals, including with Godiva Chocolatier for its 42,290-square-foot North American headquarters and the M.T.A. for 17,503 square feet in the same building.

Cushman & Wakefield‘s Josh Kuriloff, Rob Lowe and Maureen Kelly represented the M.T.A.; Howard Grufferman and Joel Wechsler of Grubb & Ellis repped the candy makers. Tara Stacom, Paul Glickman, Mitti Lieberson, Alexander Chudnoff and Diana Biasotti of Cushman & Wakefield represented the landlord in both transactions.

With any luck, brokers and tenants will awake from a tryptophan haze in time to ink a few post-Thanksgiving deals. “As 2010 nears an end, we believe that leasing velocity is continuing to accelerate,” said Steven Durels, director of leasing for SL Green, in a statement, “as we continue to see tenants relocate to better quality space and expand office occupancy as their businesses improve.”
