The New York City Fire Department has signed a midterm lease for a 10,821-square-foot parking lot at 512 West 23rd Street in West Chelsea. The rent was in line with retail rents in the area of $75 to $100 a square foot.

Demand for ambulances on the West Side is expected to increase dramatically with the closing of St. Vincent’s Hospital and Cabrini Medical Center, City Comptroller John Liu wrote in a letter released in January. Sixteen New York emergency rooms have been shuttered since 2002, and already demand has increased by nearly 10 percent.

“It was really a life safety issue,” said Justin DiMare of Newmark Knight Frank. Mr. DiMare and Howard Kesseler represented the landlord, Park-It Management.
